A quiet, ordered ceiling over open-plan floors

Open-plan offices need a quiet, ordered ceiling, laid out around the lighting, sprinklers and services above it.

Meeting rooms without the echo

Meeting rooms and boardrooms echo when the walls are hard. Fabric-wrapped wall panels absorb that echo and bring colour into the room.

Access to the services after handover

The services above the ceiling must stay within reach after handover: lay-in tiles lift out of the grid, and each baffle blade demounts on its own.

Staff facilities in daily use

Staff washrooms and pantries see heavy daily use, so cubicles, vanity tops and pantry units are made to each room's layout and drawings.

Baffle and cloud ceilings for open-plan floors

We make acoustic baffles and suspended clouds in our workshop and install them on site. Baffles hang from their own carrier channels on threaded rod, so they suit open office soffits; clouds hang below the soffit on cables or rods. Each layout is coordinated with the lighting, sprinklers and services above.

Fabric-wrapped wall panels for meeting rooms and boardrooms

Our fabric-wrapped acoustic wall panels are made in our workshop to suit each room's layout and installed by our own crews. Panels can come with integrated linear lighting, and the fabric and colour are agreed at sample stage.

Carpet tiles and 600 × 600 ceilings with service access

We supply and install carpet tiles laid to the room plan, and 600 × 600 mm ceiling tiles on grid, including perforated metal tiles. Any lay-in tile can be lifted out, so the services above stay reachable without cutting or making good.

We make toilet cubicles and urinal partitions in our workshop to the washroom layout and install them with our own crews. Vanity tops and under-sink cabinets are made to the setting-out drawing, with the basin and tap cut-outs formed in the workshop.

For pantries and breakout areas we make tables and cabinets in our workshop, and reception counter tops to the joinery drawing. We also make sit-stand work tables to order: the worktop is fabricated in our workshop and assembled onto an electric lifting frame, to the project's furniture schedule.

Questions office contractors ask

Can baffles and clouds be laid out around sprinklers and lighting?

Yes. Each baffle and cloud layout is coordinated with the lighting, sprinklers and services above, and the diffuser, sprinkler and luminaire positions are agreed with the MEP designer before fabrication.

Can facilities staff still reach the services above the ceiling?

Yes. Lay-in tiles lift out of the exposed grid by hand, and baffle blades demount one at a time, so the space above stays reachable without dismantling a run.

Do you make sit-stand desks for open-plan floors?

Yes, to order. The worktop is fabricated in our workshop and assembled onto an electric lifting frame, following the project's furniture schedule. A level floor and a power socket at each workstation are by others.

Do you manufacture the carpet tiles?

No. We supply carpet tiles and install them to the room plan, alongside the 600 × 600 mm ceiling tiles and grid we also supply and install. The baffles, clouds, wall panels and cubicles are the systems we make.

What do you need to price an office fit-out package?

Your BOQ, or the drawings: a reflected ceiling plan for the ceilings, wall elevations for the meeting rooms and a washroom layout. We supply and install the package under one contract, and a single team handles it from submittal to handover.
